Lot improvements within a community titles scheme require prior approval to ensure compliance with Queensland legislation, scheme by-laws, and building requirements. This application form allows owners or occupiers to submit details of proposed improvements to their lot or exclusive use areas for consideration by the Body Corporate. Indemnity & Acknowledgement

1. I am the owner of the abovementioned lot in the Community Titles Scheme (CTS), or I am the owner's agent acting with the express consent of the owner of the lot.
2. I have reviewed and accepted the by-laws for the strata scheme;
3. I will/have obtained all necessary permissions, including building or planning permits from any local, state or federal authorities for the proposed improvement/s and provide a copy of any approvals to the Body Corporate prior to the commencement of any work;
4. The by-laws for the strata scheme will be complied with at all times;
5. All works will be carried out in a safe and good workmanlike manner by qualified tradespeople, hold public liability insurance and will take reasonable steps to minimise any interference with the occupiers of other lots or any person lawfully on the Common Property while the works are being carried out.
6. The applicant, along with any subsequent owner of the lot, indemnifies the Body Corporate on a full indemnity basis for all loss, damage, costs and liability suffered by the Body Corporate as a result of or caused by or contributed to by:
a. The proposed improvements and or renovations causing any damage to the Common Property, whether such damage is caused by the acts or omissions of the applicant or their contractors, subcontractors, employees or agents.
b. The proposed improvements and or renovations compromising or adversely affecting in any way the structural indemnity of any other lot or the common property.
c. Any failure to comply with the requirements of the Work Health and Safety Act 2011.
d. The proposed improvements and or renovations causing any increase to the premium paid by the Body Corporate under any policies of insurance or the additional costs of complying with conditions imposed by the insurer.
7. All rubbish or waste will be removed from the site daily by the contractors and not placed in the common property rubbish or recycling bins.
8. The Owner of the Lot, current and future, must maintain the improvement/s in good condition at their own cost/s;
9. The applicant must pay for all costs (including administrative costs) incurred by the Body Corporate in relation to this application;
