What counts as an emergency
An emergency is a situation that poses an immediate risk to people, property, or the building’s essential services. Examples include:
- Fire, flooding, or major water leaks
- Electrical faults that present a safety hazard
- Structural damage that threatens safety
- Lift entrapments
- Security breaches affecting building access or safety
These situations require urgent attention and should be reported to our Emergency Response Service immediately.
What is not considered an emergency
- Some issues, while inconvenient, do not require after-hours intervention and can be managed during normal business hours. These include:
- Minor maintenance concerns (e.g., dripping taps, loose fittings)
- Non-urgent repairs that do not pose a safety risk
- Noise complaints
- Routine cleaning or cosmetic issues
- Occupant lock-outs, which are best handled by a locksmith
For non-urgent matters, if your scheme has a building manager, they should be your first point of contact for day-to-day matters and emergency situations. Alternatively, contacting your strata manager during business hours ensures the right contractor is engaged efficiently and cost-effectively.
