At Bright & Duggan we understand that your property is a significant investment and that unexpected issues can be stressful. Having the right support in place ensures that when something urgent occurs, help is available quickly and reliably.

Every Bright & Duggan managed building has access to our fully staffed 24/7 Emergency Response Service. This service is designed to provide peace of mind by ensuring urgent matters are addressed promptly, day or night.

What counts as an emergency

An emergency is a situation that poses an immediate risk to people, property, or the building’s essential services. Examples include:

  • Fire, flooding, or major water leaks
  • Electrical faults that present a safety hazard
  • Structural damage that threatens safety
  • Lift entrapments
  • Security breaches affecting building access or safety

These situations require urgent attention and should be reported to our Emergency Response Service immediately.

What is not considered an emergency

  • Some issues, while inconvenient, do not require after-hours intervention and can be managed during normal business hours. These include:
  • Minor maintenance concerns (e.g., dripping taps, loose fittings)
  • Non-urgent repairs that do not pose a safety risk
  • Noise complaints
  • Routine cleaning or cosmetic issues
  • Occupant lock-outs, which are best handled by a locksmith

For non-urgent matters, if your scheme has a building manager, they should be your first point of contact for day-to-day matters and emergency situations. Alternatively, contacting your strata manager during business hours ensures the right contractor is engaged efficiently and cost-effectively.

Buildings should consider their own tailored list and procedures for their scheme, which might deal with site-specific contractors and access provisions – please chat to your strata manager if you would like to develop such a document.
