A recent initiative at Verve Apartments, Newcastle — a complex of over 200 lots — demonstrates how thoughtful planning and strategic partnerships can enhance asset longevity and cost efficiency.
The Challenge
Air-conditioning systems in residential buildings are often overlooked when it comes to regular servicing. Yet routine maintenance — typically recommended every 6–12 months — is essential to prolong unit life and maintain performance. In strata environments, external condenser units may be located on balconies, rooftops, or shared plant decks, making individual servicing logistically complex and costly.
The Approach
Bright & Duggan identified an opportunity to streamline air-conditioning servicing across the Verve complex. After consulting with the strata committee, we proposed a co-ordinated group servicing model to benefit all owners.
We engaged Chill-Rite, a trusted air-conditioning contractor owned by Johns Lyng Group (majority owner of Bright & Duggan), to assess the site and provide fixed pricing for servicing. Their familiarity with the building’s plant and equipment allowed for highly competitive rates compared to individual callouts. As part of the Johns Lyng Group network, Chill-Rite also offers priority service access to Bright & Duggan’s customers, ensuring faster response times and added convenience.
We issued a survey to owners to gauge interest, and the response was overwhelmingly positive.
The Outcome
Chill-Rite implemented a seamless booking system for owners and agents, resulting in over 70 apartments being serviced in the initial rollout. Feedback from residents was excellent, with many appreciating the convenience, cost savings, and professional service.
Looking Ahead
This initiative has sparked interest from other buildings under Bright & Duggan’s management, and tailored proposals are now underway. The Verve project highlights how early engagement, customer insight, and strong contractor relationships can deliver measurable outcomes — improving asset care while reducing owners’ costs.
