  • Minor Works – These include installing hard flooring, air conditioning units, or kitchen upgrades. Written approval from the owners corporation (or its committee) is typically required. 
  • Major Works – These involve structural changes or anything affecting common property, such as bathroom plumbing, removing walls, or modifying external facades. These must be approved by the owners corporation and may require a special resolution 

Step-by-Step: How to Renovate in a Victorian Strata Property 

 

Step 1: Check Your Buildings Rules

Each owners corporation has its own set of rules that may affect what you can do. These might include conditions around working hours, contractor access, and responsibility for repairs.

 

 Step 2: Submit a Renovation Application

For minor or major works, you’ll need to lodge a formal application with Bright & Duggan. Include:

  • Timeline and any impact on common property 

 

 Step 3: Await Approval
