EV charging stations: What owners should know when looking to install

Electric vehicles (EVs) are no longer a future concept — they are part of everyday life. As more owners transition from petrol or diesel vehicles to EVs, demand for charging infrastructure in strata communities continues to grow. 

However, installing an EV charging station in a strata building involves more than arranging a contractor. Because common property, shared car parks and building electrical systems are involved, owners must follow the correct approval processes and understand their responsibilities before any installation can occur. 

This guide outlines the key considerations including approvals, by-laws, costs, insurance and the difference between individual and shared charging solutions. 

The approval process 

Installing an EV charging station in a strata building is more complex than in a standalone home due to shared car parks, electrical capacity and existing by-laws. Owners must notify and seek formal approval from the owners corporation before installing or connecting any EV charging equipment. 

In NSW since 2021, only a simple majority vote (ordinary resolution) is required from the owners corporation to approve sustainability infrastructure such as EV charging stations. 

The process usually involves: 

  • Submitting a written proposal to your strata manager.
  • Outlining the proposed location, electrical requirements, installation method and maintenance plan.
  • Obtaining professional advice where required such as electrical assessments.
  • Review by the strata committee.
  • Formal approval at a general meeting, depending on the scope of works.

Individual and shared charging stations and who pays 

Individual charging stations

These are installed for the exclusive use of one owner and are usually connected to their allocated car space. 

Costs are typically the responsibility of the individual owner including installation, electricity use and ongoing maintenance. 

Shared charging stations

Shared chargers are installed on common property for use by multiple residents. They generally operate under agreed booking systems, usage rules and a fair billing arrangement. 

Initial installation costs are shared based on an approved cost sharing model determined by the owners corporation. 

By-laws and usage rules 

To ensure safe, fair and consistent use of EV charging stations, new or updated by-laws are often required.
These should address access, billing arrangements, maintenance responsibilities, safety requirements and acceptable usage behaviour. 

Insurance 

When installed by a licensed professional and managed correctly, an EV charging station does not automatically increase insurance premiums.
However, requirements vary between insurers, states and individual strata schemes. Owners and owners corporations should contact their insurance provider or speak with their strata manager to confirm any coverage requirements or policy implications before installation. Failure to disclose an installation may affect coverage in the event of a claim.
